Coverage
No. Every standard home policy excludes rising water. Flood coverage is a separate policy, priced through NFIP or private markets, and we quote it alongside your home policy so nothing is left to assumption.
A percentage of your dwelling limit, not a flat dollar amount. On a $900K home, the difference between a 2% and 5% hurricane deductible is $27,000 out of pocket. We explain that math in dollars before you buy.
Only up to small policy caps unless it’s scheduled. Scheduled coverage insures valuables at full appraised value; we’ll tell you when it’s worth adding.
For about 15 years, some carriers have declined the home or pay only the actual cash value. We know which markets still write older roofs and when a replacement actually saves you money.
