What a business owner’s policy covers

Building and contents

The building if you own it, plus furniture, equipment, and inventory, written at replacement cost. Property has to sit at the premises or within 100 feet of it.

General liability

Injury and property damage claims from customers, vendors, and people passing through. Standard limits run a million per occurrence with a two million aggregate, worth checking against your contracts.

Business income

Included automatically, with no dollar limit to guess at. The policy pays the income you lose for up to twelve months while you rebuild.

Wind and named storm

Commercial property on the coast carries percentage deductibles the same way a house does. We put yours in dollars before you sign.

Flood

Excluded from every business owner’s policy, the same way it is excluded from a homeowners policy. A ground-floor storefront near the water needs it priced separately.

Seasonal inventory

The form raises your business personal property limit by 25% for seasonal stock, as long as the base limit reflects an average month. On a summer coast that provision does real work.

The twelve-month limit

Business income stops at twelve months, and after a hurricane the contractors are booked. An endorsement can extend it to eighteen, and that conversation belongs before the season.

What sits outside it
