What’s covered

What condo insurance covers

Walls-in coverage

Interior surfaces, fixtures, cabinetry, and flooring. Your association documents set where that line falls, and it moves from building to building.

Personal property

Furniture, electronics, and everything else inside the unit, covered against theft, fire, and the other named perils on the form. Jewelry and silver carry their own sublimits, which is where owners get caught at claim time.

Loss assessment

Your share of a special assessment after a covered loss to shared property. The standard unit owner form, an HO-6, builds in about $1,000. Higher limits are commonly available, and on a coastal building they are worth asking about.

Liability coverage

Legal and medical costs if someone is hurt inside your unit and you are found responsible. The association carries its own liability coverage, and it stops at your door.

Loss of use

Somewhere to stay while a covered loss keeps you out of the unit, plus the extra cost of living elsewhere. On a rented unit, this pays lost rental income.

Flood

Master policies exclude flood, and the unit owner form does too unless flood is added to it. On a ground-floor or oceanfront unit, that is a gap worth pricing.

Wind and hail

Coastal condo forms often exclude wind. We confirm whether the association, your policy, or the North Carolina Insurance Underwriting Association covers it before we bind.

Unit improvements

If you have redone the kitchen or replaced the flooring since closing, that work is yours to insure. Base limits assume the unit as the builder left it, so improvements are easy to underinsure.

Oceanfront and soundfront owners

Master policy deductibles in these buildings are often a percentage of the building’s insured value rather than a flat dollar amount, and your share follows that math.

Ground-floor owners

Flood exposure is real at that elevation, and it is the coverage most often missing when we review a policy somebody already has.

Rental investors

Weekly and seasonal rentals need rental income coverage and landlord liability, which a standard unit owner form does not carry.

Buyers mid-closing

Your lender wants written proof of unit coverage before the deal funds, usually sooner in the process than buyers expect.

The bylaws are the piece that matters most. They tell us where the master policy stops, which sets what your own policy has to pick up. If you cannot put your hands on them, your property manager can.

We quote the unit with carriers that write coastal condominiums. That is a smaller field than it is for single-family homes, so shopping it matters.

Condo insurance questions we hear

Walls-in coverage insures the interior of your unit, from the drywall inward on most forms, along with fixtures and finishes. The exact line comes from your association documents, which is why we ask to read them.

Loss assessment coverage pays your share of a loss to shared property that the master policy does not fully cover. Most policies include roughly $1,000 of it by default, and a hurricane claim against a building can produce assessments far larger than that.

Often, yes. Coastal master policies frequently carry percentage deductibles, and the association can pass a share of that straight through to individual unit owners. It is worth checking before storm season.
